What You Need to Know about Parapet Inspections

Local Law 126

Starting January 1, 2024, and in accordance with §28-301.1 of the Administrative Code, EVERY BUILDING OWNER must have an annual Parpapet Observation Performed. DOB Rules require that Parapet Observations are performed by qualified persons capable of identifying hazardous conditions

What Buildings are Affected?

Parapet Observations apply to all buildings with parapets fronting the public right-of-way, regardless of height (except for detached 1-2 family homes).

What's Included?

Parapet Observations include a determination a. is the parapet plumb, b. is there excessive deterioration (displacement, horizontal or diagonal cracks, missing or loose bricks, coping stones, deteriorated mortar joints, spalling, or rot), c. appurtenances are installed and maintained in stable condition.

Report Requirements

The law requires specific Report Requirements including:

  • Building Address

  • Owner Name, Address & Phone

  • Name, Address & Phone of person performing the Observation

  • Date of the Observation

  • Location Plan/Construction Details

  • General Conditions

  • Date Photos Documenting Conditions
